Renting out your property without an agent.

In NSW you can choose to manage it yourself. The work comes in six parts that repeat with every tenancy.

The management cycle, in six parts.

The same six parts, in order, with every tenancy.

  1. Get the property ready. Meet the minimum standards and finish any repairs.

  2. Find a tenant. Advertise one rent and ask every applicant the same questions.

  3. Sign the agreement. Use the NSW standard agreement, give the completed condition report with it, and offer Rental Bonds Online first.

  4. Move them in. Hand over the keys, and get the condition report back within seven days.

  5. Look after the tenancy. Answer questions, arrange repairs and keep your records.

  6. Review, renew or move on. Give notice before a rent increase, and close out with the keys and the bond.

What changes without an agent.

The work is the same. Who it reaches first is not.

You are the first call. Tenants come to you directly.

You keep the file. Agreements, reports and photos are yours to keep.

You stay responsible. With or without an agent, the landlord answers for tenancy law.
